Frequently Asked Questions

Please reach us at RDooley@DooleyLSD.com if you cannot find an answer to your question.

A land survey is a professional measurement of your property that shows boundary lines, improvements, easements, and other important features. It provides a clear, legal picture of what you own.

Buying or Selling Property

Buyers and lenders often require a survey to confirm the size of the property and identify any encroachments or restrictions. It protects everyone involved by making sure there are no conflicts.

Before building or making improvements
If you’re building a home, garage, fence, or addition, a survey ensures everything is placed correctly and meets local regulations. This helps avoid expensive fixes later.

Subdividing amongst heirs

When land is being divided among heirs, a survey is essential because it ensures the property is split fairly, legally, and clearly.

If possible, provide any previous surveys, deeds, or property information you have. Making sure survey corners are accessible can also help speed things up.

 Survey costs vary depending on:

  • Property size
  • Terrain and accessibility
  • Type of survey needed
  • Availability of existing records
  • Location of the property

Most residential surveys take anywhere from a few days to two weeks depending on:

  • Property size
  • Research requirements
  • Weather conditions
  • County record availability
  • Project complexity

Larger commercial and rural projects may take longer.

Usually no. As long as the survey crew has access to the property, you do not need to be onsite during the field work.

 Helpful preparation includes:

  • Unlocking gates if needed
  • Securing pets
  • Informing neighbors if access may be required
  • Providing any existing surveys or property documents
